Almost every lease in Allston and Brighton starts on the same day. Every provider in the city hits its capacity ceiling in the last week of August. It does not matter whose network is better; the number of technicians is finite and all of them are booked. Order on the day you collect your keys and you join a line that formed three weeks earlier.

So order when the lease is signed. Give us the address in July or early August and the survey — the part that actually takes time — happens before the crush.

Then settle who holds the account before September. Four people signing one lease is normal here; four people each assuming somebody else ordered internet is also normal. One name on the account, split however you like, decided in August.

Three-deckers, brick blocks and absentee owners

The housing here is mostly two kinds of building. The wood-frame three-decker, subdivided and re-subdivided, where the entry is wherever a technician put it two decades ago. And the mid-century brick block along Commonwealth and Brighton Avenue — larger, with a real utility room and a management company in place of an owner you could knock on.

Both need somebody with authority to approve a new entry, and here that person is often off site and rarely quick. That, and not the fiber, is why installs slip. We handle the owner and management-company conversation, but it starts when you give us the address.

The newer construction around Boston Landing is the easy case: structured cabling, a telecom room, a manager who expects the request.

No contract matters when the lease is nine months

Short leases get punished by the cable playbook: a promotional rate for twelve months, a two-year commitment to qualify, an early termination fee when your lease ends in May. We have no contracts and no promotional pricing. 300 Mbps symmetrical is $30/mo in month one and $30/mo in month thirty.
